Sourcing the right site

Our team continuously tracks opportunities across the markets we serve, from single infill lots suited to laneway homes and multiplexes to larger parcels positioned for low-rise, high-rise, or mixed-use development. We work with landowners, brokers, and municipalities directly, and we look beyond the listing price to the site’s true development potential.

Because JULY Development carries projects through design, permitting, and construction in-house, our acquisition decisions are informed by what we know it actually costs and takes to build, not by assumption.

Zoning, feasibility, and due diligence

Before any site is secured, our team runs it through a full feasibility review: zoning and density potential, servicing and infrastructure capacity, environmental and geotechnical considerations, and a realistic construction budget and timeline. This diligence protects the investment before a single offer is written.

Where rezoning or variance is required to unlock a site’s full potential, we carry that process forward with the relevant municipality, drawing on our development team’s experience across residential, commercial, and institutional approvals.

Assembly and structuring

Some of the strongest opportunities require assembling multiple adjacent parcels under one plan. We manage that process end to end, coordinating negotiations, timelines, and terms across every owner involved, so a fragmented block becomes one coherent, developable site.
